OUR RIGHTS & RESPONSIBILITIES
Acacia is an apartment development within the Breakfast Point Community that encourages residents to have consideration for each other. It is this consideration which will ensure that we all enjoy living in our apartments and using our community facilities.

Please acquaint yourself, whether an owner or a tenant, with your obligations of community living, and explain these responsibilities to your children and guests. Many of these responsibilities are outlined in the New Owner's Manual and elsewhere in this web site.

Management services are provided to Acacia via:

Bright & Duggan Pty Ltd, who provide Strata Management Services

Estate Managers, who provide Building Management Services and are on site at Breakfast Point.

Your Strata Management Committee, which are owners resident at Acacia.

Rights & Responsibilities of Owners/Residents
This section mainly focuses on Considering Others at Acacia.
​
Firstly, common sense should always prevail in the way that people are expected to live together in a community. However, if residents have any issues or complaints, and you are uncomfortable about speaking to your neighbour directly, please bring the issue/s to the attention of the Estate Managers or Strata Manager for appropriate action to be taken.
​
In order to keep our building in first class order and to allow all residents to enjoy the lifestyle that Acacia provides, some of the things you, your family and guests need to be aware of are:
Noise and General Behaviour

The peaceful enjoyment of the surrounds at Breakfast Point by residents will be enhanced if residents and guests keep excessive noise/bad behaviour/inappropriate language to a minimum. This applies particularly at night.
​
Please be mindful when shutting external doors to avoid banging noises. The rear exit door on Level 1 is locked from 10.30pm and 6.30am to avoid noise.
​
Children
​
Children may not play on the Common Area unless supervised by adults. Children must be accompanied by a responsible adult at all times when using the swimming pools.

Common Property
​
We all want to leave and come home to a clean and tidy common area within our building. So:

If you sill, drop or break anything on Common Property Area, please clean it up immediately. Failure to do so will result in the Owners Corporation arranging for cleaning to be done, and forwarding costs onto the responsible paries for payment.

Please remove muddy, dirty, greasy shoes/boots before walking on the carpet within the building and lift. If pets have dirty paws, carry them up to your apartment.

Bicycles must not be walked in or out of the building via the corridors. Please access/exit via the Basement Level 1 roller door.

Mail boxes need clearing regularly for appearance and security reasons.

Alterations or addition to Common Property such as placements of furniture, ornaments, painting, shoes, etc in corridors is not permitted unless authorised by the Acacia Executive Committee.

Please take care when opening and closing the heavy front door as it scratches easily.
